Team,

From the outside, WareSpace looks like a car cruising smoothly down the highway. If you follow us on LinkedIn or social, it all looks cool. But under the hood, every part of the engine is firing at full speed, and it’s all thanks to you. Here’s a quick look at what’s cooking across the company:

Construction – 4 locations are actively being built, with plans being finalized or in permitting for 6 more. The team is racking up thousands of miles zig-zagging across the country, overseeing all the jobs. We’ve probably purchased more than 3,000 uprights for just the first 4 buildings under construction. At this pace, we may be one of the largest buyers of used racking in the country.

Marketing – Deep in the sales funnel, auditing and rebuilding major sections for automation, efficiency, better reporting, and sharper communications. The goal: a smarter, faster, more targeted process to engage prospects. Rolling out TV and radio ads, with billboards, direct mail and others on the horizon.

Operations – BUSY BUSY BUSY. From onboarding new GMs and interviewing daily, to mapping out a new training program and GM bootcamp. The team is also structuring a dedicated new location launch team (name TBD, need something flashier) to systematically support every building from purchase through lease-up.

Accounting – With growth comes complexity. The team recently completed a massive refinance of our first 11 buildings with Bank of America - introducing new layers of reporting and compliance. They’re also keeping up with all of the construction payments, and cash flow management needs across the company. Every new property means a new portal, a new report, and a new bank account - and they’re scaling it all.

HR – Overhauling for simplicity. We don’t just advertise ‘simple’ to our tenants, we try to make it something that our team can enjoy as well. Moving everything to Paycom will make everything simpler – it’s a major upgrade from our old system - yes, my bad for choosing the previous one. Migrating retirement plans, prepping for open enrollment, structuring compliance across new states, and of course…hiring nonstop.

Acquisitions – I don’t need to say much here… They’re responsible for keeping everyone busy based on everything I outlined above.

Our Dear General Managers – Whether you’re running a stable, steady location or grinding through lease-up, you are the brand. As I like to say: our tenants aren’t just leasing space – THEY’RE BUYING YOU.

 

All to say, things are busy in every corner of the business. But we’re an all-star team, firing on all cylinders, pedal to the metal, and giving 110% - all for one reason… to deliver the greatest possible experience for our tenants

Bonnie DaSilva - VP of Operations

After 20 years in commercial real estate, I know how much small businesses fuel local economies and being part of that story with WareSpace is an honor. Originally from Northern New Jersey, I now enjoy a quieter life in Fredericksburg, Virginia with my husband of 18 years, Nelson, our two boys, Henrik and Lukas, plus three dogs (Jack, Charlie and Molly), six chickens, and plenty of wildlife. When I’m not working, you’ll find me in the hammock, sharing a beer with neighbors, or planning our next adventure.

Jamie Speros - GM of Tempe, Arizona

In my free time, I love hiking and exploring new trails, walking is my therapy, and Arizona offers plenty on my bucket list. I also cherish time with my big, always-celebrating family. I’m excited to build lasting client relationships and bring the WareSpace vision to life in the Phoenix market. 

Colby Morley - GM of Salt Lake City

I've spent the last eight years in multifamily property management and I'm excited to bring my experience to Warespace. Originally from Utah, I love hiking in the great outdoors and I'm a total foodie, always on the best local spots.

Alix Connor - GM of Centennial, Colorado

Alix brings over 10 years of commercial property management experience with him to the Denver market. Prior to joining WareSpace, he managed several notable portfolios, including more than 2.5 million square feet at the Port of Baltimore. Outside the office, Alix enjoys following his favorite sports teams and spending time outdoors.

Employee Spotlight

Michael Thoma (General Manager, Wheeling)

For Michael, inspiration starts at home. He credits his grandmother as the person he admires most, a woman whose selflessness, strength, and wisdom have shaped the way he approaches life and work. “She’s tough as nails and always puts others before herself,” he says. “No matter what she’s going through, she’s there for anyone who needs help. I try to emulate that balance of strength, intelligence, and kindness every day.”

At WareSpace, Michael’s favorite part of the job is the people. He loves that no two days are ever the same, each tenant brings a unique story, passion, and purpose. “It’s fascinating to learn about the variety of businesses here,” he shares. “Just by starting a conversation, I get to discover something new every day.”

Though many might not guess it, Michael isn’t a fan of heights, but that hasn’t stopped him from hanging out of helicopters or scaling rock faces. Pushing himself beyond his comfort zone, he’s learned, often leads to the most rewarding experiences.

That drive to grow shows up in his work, too. What keeps him motivated is knowing that he’s making a difference, whether he’s supporting tenants, helping coworkers, or taking one more step toward making the building the best it can be. “We really are one big team here,” he says. “That shared sense of purpose pushes me to give my best because I never want to let the team down.”

The best advice Michael’s ever received also shapes how he shows up for others: “Treat people how they want to be treated, not how you want to be treated.” That shift in mindset has taught him to listen more deeply, pay attention, and truly meet people where they are — qualities that make him an invaluable part of the WareSpace community.

Michael’s combination of heart, dedication, and curiosity makes him more than just a team member — he’s a key part of what makes WareSpace special. His commitment to learning, supporting others, and going above and beyond reminds us all that growth happens when we step outside our comfort zones and lift each other up along the way.

National Breast Cancer Awareness Month

October is National Breast Cancer Awareness Month

Each October, we come together as a community to recognize National Breast Cancer Awareness Month, a time dedicated to raising awareness about breast cancer, supporting those affected, and promoting early detection and research.

Breast cancer is the most commonly diagnosed cancer among women worldwide, and while advances in treatment and early detection have saved countless lives, there's still more work to be done. By increasing awareness, we help empower individuals to take charge of their health and support vital research that brings us closer to a cure.

What You Can Do:

  • Get Informed: Understanding risk factors, symptoms, and the importance of regular screenings can make a life-saving difference.

  • Support a Cause: Consider donating to breast cancer research or participating in local walks, fundraisers, or volunteer opportunities.

Acquisitions Update

The Acquisitions Team is very busy right now and WareSpace is actively growing!

We’ve recently closed our second facility in Denver, CO, successfully closed on a new facility in Fort Lauderdale, FL (our first Florida facility!) and Plano, Texas in the coming weeks! With these acquisitions, our portfolio will surpass 2mm SF across 21 properties.

But we’re not finished. Through year end, we have a goal to grow by another 1mm SF- to hit 3mm SF across the nation. Below are a few markets where we’ve recently traveled and actively working on potential property acquisitions:
