Team, Change is hard. Change is scary. But change = growth.

In the early days of WareSpace, our focus was simple: buy the first portfolio, build it, and get it leased. That was Phase 1. Then came Phase 2 – keeping those buildings stabilized while composing internal infrastructure + uniform processes.

Enter Stage Left… Phase 3.

Phase 3 is all about replication. Taking what we’ve built - infrastructure and processes – and modifying them for growth across the country. It sounds simple, but executing that consistently and uniformly across dozens of markets is anything but simple. IYKYK

Over the next 12, 24, and 36 months, we’ll be scaling at an entirely different level. That means reworking some of our systems, evolving our playbook, and making the changes required to go from 11 buildings to 100. What got us here is the foundation, but we need to modify it to go bigger.

In the coming weeks, we’ll roll out updates to core systems that will help power this next wave of growth. These changes are big, but they’re built on everything we’ve learned so far. We’re not throwing out the playbook. We’re just leveling it up.

The key to doing this right? Communication and alignment. Even when things get hectic, even as we evolve, we need to communicate and stay unified in our mission. If we do that, nothing can stop us.

That mission has never changed: to provide the perfect small warehouse space for small businesses to scale, thrive, and move the world forward.

Tammy Watkins, Regional Director of Operations - West Coast

Tammy Watkins is a trusted leader in multifamily real estate, bringing over 20 years of experience and a people-focused philosophy to her work. As the Regional Manager for the Southwest, Tammy manages a Class A/A+ portfolio of more than 1,000 units, encompassing high-rise, mid-rise, garden-style, historic, mixed-use, and student housing properties. She leads a team of 40 associates and excels at stabilizing challenging assets, boosting financial results, and delivering outstanding customer service.

Tammy brings with her a dynamic blend of hands-on leadership and strategic financial expertise. She is adept at uniting cross-functional teams across multiple locations, driving higher occupancy rates, reducing bad debt, and delivering successful renovation and value-building projects in collaboration with owners, clients, and construction partners. Her forward-thinking approach, combined with a dedication to efficiency and excellence, positions her to elevate organizational performance and foster a culture of innovation and collaboration.

Outside of her professional pursuits, Tammy is passionate about sports, outdoor activities, and enjoying amazing food. She treasures time spent with her husband of 32 years and their cherished deaf dog, Tallulah, who brings fun and balance to her daily life. Tammy leads with integrity, loyalty, and authenticity in every aspect of her career and personal journey.

Christina Williams, Executive Assistant

Christina joins the WareSpace team as an Executive Assistant to Levi Cohen and Joseph Ely. She comes to our team with two decades of experience under her belt! Christina is passionate about organization, giving back through volunteering and keeping up with her 17-year-old daughter.

Fun fact: She’s a total roller skating enthusiast, so if you see her gliding through the office (metaphorically, of course!), feel free to say hello!

Acquisitions Update

  • We’re excited to share that we’re currently under contract on several new properties in San Diego and Northern New Jersey. In addition, our team continues to actively pursue opportunities in Los Angeles and Miami, with expectations to expand our footprint in those markets in the near future.
