Letter from the COO

Team,

Coming out of Thanksgiving, I’ve been thinking a lot about what it means to be part of a mission-oriented company — and how lucky we are that the work we do every day actually helps real people run real businesses. You see it the moment you walk through our buildings.

WareSpace isn’t just a portfolio. It’s thousands of entrepreneurs, tradespeople, makers, service providers, and owners who rely on us for the right space so they can operate, grow, and earn a living. Every unit — whether it’s a 300 SF workshop or a 3,000 SF warehouse (okay, maybe not actually 3,000 SF) — becomes the engine room of someone’s dream.

That’s not normal work. Most companies don’t get to see their impact so directly. We do — and that’s something to be grateful for.

I’m genuinely thankful for that. Thankful for the ambition we share, the platform we're building, and the energy you all bring to the table That energy is felt in every corner of the business.

This is meaningful work, and it matters more than we sometimes pause to appreciate.

Hope everyone had a restful Thanksgiving. Grateful to be doing this with all of you — and grateful for the businesses we get to serve along the way.

Employee Spotlight

Austin Riel, Acquisitions Analyst

Austin has a great attitude and handles change in direction and processes with great understanding. He’s open to constant change and improving how we currently operate. He provides great insights to Acquisitions data mapping - including new ideas on how to evaluate sites and automate potential site selection. He also has a fun alter ego named Chuck!

Austin joined WareSpace in March of this year. He was drawn to WareSpace because of its innovative approach to industrial real estate and the opportunity to be a part of a high-growth endeavor with a mission and vision that felt different from larger, more institutional real estate firms. WareSpace’s focus on supporting small businesses and the family-like culture - where every win is celebrated as a team - stood out to him during the interview process and still holds true today.

In his role as an Acquisitions Analyst, Austin evaluates new industrial opportunities, underwrites deals and supports the transaction process from start to finish. He manages and updates WareSpace’s internal databases, conducts market research and helps structure deals by working alongside lenders, brokers and our legal team. This includes finalizing the investment/deal memos, coordinating due-diligence and turning over whatever crosses the Acquisitions team desk. Austin enjoys the blend of strategic and analytical work, involving digging into new markets, understanding tenant demand, leveraging data and playing a direct role in helping our national footprint to grow. According to Austin, “Every deal is different, and I like that I’m constantly learning, being exposed to new markets and real estate strategies, and contributing to something that’s scaling quickly.”

Outside of work, Austin enjoys staying active - whether that’s going on a hike to feast his eyes, going on a run to trigger some dopamine, getting on the water to catch some fish or going to the beach to ride some waves. Austin and his fiancé recently got a puppy, so that has kept them busy! When he’s out of the house, he loves traveling, catching live music, watching the Ravens and Carolina football and snowboarding.

New Employees

TJ Cameron - VP of Acquisitions

Anthony “TJ” Cameron is a Vice President of Acquisitions at WareSpace focused on sourcing and leading new investment opportunities in the western US. Prior to WareSpace, TJ was a Senior Vice President at Staley Point where he co-led West Coast acquisitions. Before Staley Point, TJ had investment roles at Realterm and Berkeley Partners and started his career at Bank of America Merrill Lynch. TJ received a Bachelor of Science in Economics from Dartmouth College.

Hagen Fulford - Head of Revenue Operations

I joined WareSpace because its mission to help small businesses thrive instantly felt like home, and I knew these were my people. As a father of four energetic boys (ages 3 to 8), I’ve learned a lot about patience, adaptability, and keeping calm in the chaos. I also spent six years serving remote communities in Thailand, which shaped my resilience and passion for meaningful work. I’m excited to build systems that make everyone’s jobs easier and to grow alongside this incredible team.

Chad Waskey - Regional Director of Operations

I’m thrilled to be part of WareSpace and bring my background in operations to a team that values community and growth. Away from work, I love spending time outdoors, especially camping and traveling with my wife Erica, our children Harper and Owen, and our rescue dogs, Kooper and Autumn. I’m also deeply committed to my volunteer work with CASA, advocating for foster children and families.

Vohn Wright - GM, Bladensburg, MD

Vohn Wright is the General Manager at WareSpace, a role that blends his passion for innovative startups with his background in operations—alongside the energy he brings as a father of two (a 13-year-old son and 10-year-old daughter), a dog lover and breeder, and someone who’s happiest building out an over-the-top electronics setup (he enjoys a good eight-monitor display). He joined WareSpace because he truly believes in the concept and loves contributing to growing companies.
