Letter from the CEO
Team,
As we reach the midpoint of 2025, I want to pause and recognize the incredible momentum we’ve built—and the purpose driving it.
WareSpace currently has the privilege of serving nearly 1,000 small businesses. 1000 people running small businesses who trust us to power their growth. They are the reason we do what we do.
Our mission remains unwavering: to support small businesses by providing the perfect small warehouse space for their business to thrive. Everything we do is with that end goal in mind- serving small businesses.
To continue this mission and helping even more companies around the country, we’ve acquired 6 new buildings so far this year, bringing our total footprint to 1.8 million square feet. As we aim for 3 million square feet by the end of 2025 and expand to 40 buildings over the next 24 months, we’re focused not just on growth—but on smart, sustainable growth. That means continuing to:
Think strategically about how we scale,
Execute smartly in everything from system design to tenant services, and
Being human in how we show up for each other, and for our customers.
From accounting and marketing to construction and operations, every department is working hard to refine and optimize the backbone of our business. This work is laying the foundation for the next phase of WareSpace, and the impact we can make on thousands of small businesses across the country.

Meet Our New Team Members

Austin Riel
Acquisitions Analyst
HQ
Austin Riel is the new Acquisitions Analyst at WareSpace. He brings a diverse background in finance and real estate, including prior experience at MUFG analyzing mutual funds and REITs for institutional clients. Outside of work, he enjoys golfing, exploring waterfront neighborhoods, and spending time with friends and family in Annapolis.

Amber Frazier
General Manager, NRH Texas
Amber Frazier is the new General Manager for WareSpace’s NRH building. She is a native Texan with a strong background in property management. She joined WareSpace to pursue her passion for creating efficient, welcoming spaces and collaborating on big ideas. Outside of work, Amber enjoy hunting, fishing, cruising, and family time.

Victoria Gray
HR Director
Dallas, Texas
Victoria is the new Director of Human Resources at WareSpace. She has 10 years of HR experience in startups, with a focus on building teams, scaling culture, and supporting growth. She is excited to bring that experience to WareSpace and help drive its success.

JR Gleason
Director of Construction
Dallas, Texas
J.R. Gleason is the new Director of Construction at WareSpace. He previously managed construction projects at Prologis, Weitzman, and Smith’s Food & Drug, and outside of work, he enjoys traveling and spending time with his wife, Amanda and their two young daughters.

At the heart of our mission is a commitment to supporting small businesses by developing and delivering high-quality warehouse spaces that enable growth and opportunity. Just as our country was built on bold ideas and hard work, we are proud to contribute to the infrastructure that helps today’s entrepreneurs thrive.
Independence is more than a historical milestone—it’s a reminder of the responsibility we share to foster economic progress through integrity, vision, and reliable service. Georgiana Bodea (Downer’s Grove, Chicago)

After spending 11 years with her previous company, Georgiana felt a pull toward something new, a role where she could have a deeper impact and feel more connected to the people she served. The opportunity came when a recruiter reached out to her about WareSpace. It was a leap of faith, but one she doesn’t regret. A little over three years later, Georgiana has become an integral part of the WareSpace team, bringing insight, energy, and warmth to everything she does.
Georgiana’s story is one defined by resilience, adaptability, and heart. She often reflects on the journey of her parents, who immigrated from Romania with just $100 and an unwavering commitment to building a better future. Through grit and determination, they not only established a new life but also built a successful business, lessons that deeply shaped Georgiana’s values and work ethic.
One of the things she loves most about her role is the chance to interact with such a wide range of businesses, from small startups to more established enterprises, all of them fueled by passion and a desire to grow. Being part of that growth journey is incredibly rewarding for Georgiana. She finds daily motivation in listening to tenants’ stories and connecting with her colleagues, whose camaraderie and shared purpose keep her inspired.
Outside of work, Georgiana has a deep appreciation for music. While her playlist includes everything from pop and country to rock and 90s rap, many might be surprised to learn that classical music is actually her favorite genre to unwind to. Composers like Beethoven, Bach, and Vivaldi help her decompress and recenter when life gets hectic.
When asked about the best career or life advice she’s ever received, Georgiana doesn’t hesitate: “Always be adaptable and never stop learning.” That mindset has helped her navigate major life transitions and excel in her career. She approaches every challenge with curiosity and openness, and it’s that perspective that makes her such a valued member of the WareSpace team.

👁️ July is Healthy Vision Month – Take a Closer Look at Your Eye Health!
Your eyes do a lot more than just help you see—they play a crucial role in your overall well-being, productivity, and quality of life. As part of Healthy Vision Month, we’re encouraging all employees to take proactive steps to protect and preserve their eye health.
Why Vision Health Matters:
Early detection is key. Many eye conditions, like glaucoma and macular degeneration, can develop without noticeable symptoms in the early stages.
Screen time strain is real. With the increase in digital device use, more people are experiencing digital eye strain, also known as Computer Vision Syndrome.
Your overall health is connected. Vision problems can be early warning signs of systemic conditions like diabetes or high blood pressure.
Tips for Keeping Your Eyes Healthy:
👓 Get regular comprehensive eye exams, even if you don’t wear glasses or contacts.
🥦 Eat for your eyes—leafy greens, citrus fruits, and omega-3-rich fish are all eye-friendly.
💻 Follow the 20-20-20 rule: Every 20 minutes, look at something 20 feet away for at least 20 seconds.
🕶️ Protect your eyes from UV rays by wearing sunglasses outdoors.
🚭 Don’t smoke—it increases your risk of cataracts and optic nerve damage.
